The Committee of Architecture surveys property in Spring Creek each year in an effort to correct violations of the Declarations of Reservations (DOR's). This helps protect the beauty of Spring Creek by insuring that properties are kept clean and free of unsightly debris.

The most common violations are: unlicensed vehicles, debris, animal violations, and noise/dust nuisances to neighbors. The Committee of Architecture Rules & Regulations allows only one unlicensed vehicle on each piece of property and must be covered with a commercial car cover. Debris should be cleaned up from view of neighbors and the street. Animal violations range from barking dogs to livestock animals that do not have Spring Creek permits. Barking dog violations need to be reported to the Elko County Animal Control. Spring Creek Association permits are needed for any livestock animals on your property with the exception of the two horses per acre allowed in most of the subdivision. You may check with the Association office for the proper permits.

There have been an increasing number of motorcycle/4 wheeler complaints in recent months. Off-road vehicles are permitted on private property in the subdivision only when they do not interfere with the neighbors' quiet enjoyment of their property. If complaints are made to the Committee of Architecture regarding dust or noise of off-road vehicles, notices of violation will be sent to the offending party.

Surveys of property will begin in the spring by the Committee. Committee members drive throughout the tracts and survey violations. The dates for these surveys are as follows: Tract 100's April, May & August, Tract 200's June & July, Tract 300's August, Tract 400's September & October. During these surveys photographs are taken of the violations. Subsequently, letters are sent to property owners warning them to clean up the violation. Violations that are ignored are ultimately sent to the SCA attorney for action.

By enforcing the DOR's and the Committee of Architecture Rules & Regulations of the Spring Creek Association, the property values will be protected. We all want to live in a beautiful, quiet, rural environment, which is why we have chosen to live in Spring Creek.
